Why doors fail in Dubai specifically
Door faults in the UAE follow patterns that are not the same as in cooler, drier climates, and knowing the pattern usually tells us the fix before we arrive.
Heat and humidity move the timber. A door sitting between a chilled 22°C apartment and a 45°C corridor or garden has very different conditions on each face. Solid and engineered timber respond by expanding and contracting, and over several summers that movement works the hinge screws loose and drops the door a few millimetres. That is why a door that has behaved for three years suddenly starts catching on the tile in July.
Hollow-core doors strip at the fixings. Most apartment internal doors in Dubai are hollow-core with only a narrow timber block where the hinges and lock sit. Once those screw holes strip, tightening them achieves nothing and the door drops again within days. The correct repair is to plug and redrill the fixing points, or move to longer fixings that reach solid material — not to fit a bigger screw, which splits the block.
Bathroom and kitchen doors swell. Constant humidity from showers, combined with an AC cycle that dries the air sharply, causes edge swelling on the lock side. Trimming and resealing the edge is usually enough; if the door is left unsealed the swelling returns every season.
Villa external doors take direct sun. South and west-facing entrance doors in communities like Mirdif, Arabian Ranches and the Springs get several hours of direct sun daily. Finishes break down, the timber dries and splits at the joints, and water from the occasional heavy rain then gets into the frame at the base. Catching that early is a repair; leaving it two seasons is usually a replacement.
